How do you "Sell" a lobby/cafe?

People always say they are selling a lobby, restaurant, map, etc. but I checked on how to do that and ROBLOX says there is no official way. How is that supposed to work?

This is just what I think I'm actually not sure at all how this works. There will be an exchange of ROBUX's, either at the beginning or the end. Then I think the game is given away by either making it un-copylocked or it's made into a huge model and given to the buyer. And I guess that's it. Lala

Generally the buyer shows the item that is being purchased, the two then work on a price for this "item". Once this is found then the buyer pays the person selling it and he hands over the item. In most cases screenshots are recommended to provide a safer alternative, or in some more expensive cases middlemen can be used.

I usually pay builders a small percentage upfront, 50% once they show me the completed project, and the last bit once I have all of the files for the project.
