Ok so there should be this comment-remove button next to
a comment that only the item maker can use,it could remove that comment and there should also be this system that can ban a person from commenting again on your item.

AGREED! My place commentary's comments were mainly spam, making all good comments un-readable.

The button will not be for everyone to use,it will be for the item creator and moderators.That way noobs won't be able to delete every single comment :D |

To keep things simple, YES.
Alternatively, you could have a section of "deleted comments" so that if the creator deletes all the negative comments, at least it'll be visible that the creator is doing this.
That way if 5 people say "good place" and 5 people say "terrible", that the creator can't just delete the 5 comments saying "terrible" without people realizing he/she's doing it. |

**Bad Usage of Delete Spam Feature**
BEFORE
Bob: That place is copied
Sally: Nice place! I love it!
George: That place is bad! You should stop using everyone else's models.
AFTER
Sally: Nice place! I love it!

Bob: That place is copied
George: That place is bad! You should stop using everyone else's models.
**MY POINT**
In the first example, Bob's message is just spam and is meaningless.
In the second example, the creator of that place (which from the comments we can assume is mostly copied and/or un-original), decided to delete all negative comments.
WITHOUT the "Deleted comments", the author of the place in the 2nd example would be able to advertise "my place is awesome!!!" even if 99 out of 100 people say it's bad.
WITH the "Deleted comments" section, people could check that section to make sure there isn't a deletion of negative comments (that make sense).
That is why in the first example, I showed
Bill: horrible!horrible!horrible!horrible!horrible!
In other words, Bill is just spamming with the word "horrible". This one is debatable though...
Anyways, if you detect normal comments in "deleted comments", then you can
A. Report it (I don't know if the admins would want you to do this, they'd have to specify)
B. Simply ignore the comments for that person, since the author is not trustworthy.

Thats why there should be a new badge called (Comment Moderator) if this idea ever makes it so the Comment Moderator and only him could delete the stupid comments and leave the feedback comments and the good comments |
